Description
The J3 Ranch is a diverse +/- 282.75 acre property that would be a hunter's dream or a cattleman's project. This Ag Exempt property is 7 miles west of Jourdanton in Atascosa County. For the hunter, there are a couple of electrical connections, a small, approximately 600 sq ft hunting cabin, two storage sheds, a walk-in cooler, a high fence on three sides, and a low fence creekside. For the cattleman, you will find a solid set of cattle working pens made of welded pipe, good cross fences, 6 ponds to water your cattle when it rains, a 7500' deep irrigation well with diesel pump and 10" casing, another 260' deep surface well for the house, and a windmill water well in place that is in need of repair.
The J3 has fairly flat terrain and a wonderful mix of mature live oaks along the creek bed scattered throughout the rest of the property, as well as plenty of native grass. The open areas are a South Texas mix of Mesquite, huisache, and other various high-protein plants, giving wildlife protection and cover. The six ponds and the Stancel Creek provide an excellent haven and source of water for the deer, turkeys, and dove that frequent the area.
The Stancel Creek serves as the northern boundary to the J3 and provides a travel corridor for deer, turkey, and hogs. Additionally, you must access the property across the creek, which could cover the private lane in times of flooding. There is no floodplain on the property other than along the creek.
This property has six ponds, perfect for fishing or an evening dove hunt. A power line runs across the property, with two-meter connections from Karnes Electric. The J3 is ag exempt. This virtually untouched and diverse landscape is ready for you to enjoy for years.
